Kelowna, British Columbia · Opening Fall 2028
A village of independent wine growers on the hillside above Okanagan Lake, each making and pouring its wine in a winery suite of its own.
The Village
Kelowna Wine Village gathers independent wine growers onto one hillside above Okanagan Lake. Each has a winery suite of its own, with a production cellar below and a tasting room above. Grapes are crushed at the common crush pad, then fermented and aged in each grower’s own cellar, and every glass is poured by the people who made it. Stone courtyards and gardens tie the Village together, and every suite opens onto a private terrace facing the lake. Open all year, with courtyard markets and live music, and long evenings under the stars on the event lawn. The ease of a Mediterranean wine village, spoken with an Okanagan accent.
3640 Hilltown Drive, Kelowna. A hillside above Okanagan Lake, minutes from Kelowna International Airport.
Opening Fall 2028. Development permit application submitted October 2026. Conversations with founding wine growers are underway.
Built by GGroup and Dynamic Constructors, three generations of Kelowna developers and builders.
For established wine growers
Locate at the Okanagan's busiest hub, with a premium Okanagan Lake view. Over 200,000 people live here year-round, so your brand has an audience in February as well as July. And the most valuable bottle you will ever sell is the one you pour yourself, to a guest who joins your wine club and keeps ordering from home.

A purpose-built, two-level winery suite of about 2,000 square feet: a production cellar below for fermentation and aging, and a tasting room above with courtyard frontage and a private lake-view terrace for viewing, tasting, and more.
Sort, crush, filter, and bottle at the common crush pad, steps from your door. Grape trucks and deliveries arrive by a separate service road, away from guests. Ferment and age in your own cellar. Make, pour, and sell under your own label, without building from the ground up.
A curated collection of independent wineries, plus a select few cideries, breweries and distilleries, open year-round. Courtyards for gatherings, markets and live music, and an event lawn for wine-paired evenings under the stars. We bring the customers; you build your wine club.
How the suites work
Each suite is its own licensed winery, not just a tasting room. It suits a new winery, or an established one opening a second location.
Every suite ferments in its own cellar. Wine made elsewhere and only poured here is not the model.
Start with a small first vintage and scale up. Production is required in every suite, at any volume.
We are pursuing each suite's licence and endorsements. Transfer to you needs Liquor and Cannabis Regulation Branch approval. Full terms come in the letter of intent and lease.
Open your first winery or your next one, in a year-round market minutes from Kelowna International Airport.
Start your own wine brand
Our incubator suites put a first vintage within reach of the assistant winemaker, sommelier or brewer with the palate and the ambition for a label of their own, but not yet the vineyard or the winery. Same Village, same view, same lease structure as our established growers. Commit to a suite. The rest is built.
From first vintage to a loyal wine club, without pouring concrete.
The setting
The Village sits on a hillside in Kelowna with the whole of Okanagan Lake laid out below, and the mountains of the western shore beyond it. Dry-stack fieldstone, courtyards planted with lavender, and a private terrace for every suite. Minutes from the airport, and a world away from it: a place to spend a whole afternoon, in any season.
Kelowna Wine Village welcomes new wineries and established wineries opening a second location. It is not a virtual winery, and no suite operates as a tasting room alone. Each winery suite is purpose-built as an independently licensed winery establishment with a dedicated lower-level production cellar. Fermentation must occur within each suite, and on-site production is required at each suite, with no minimum volume. Sorting, crushing, filtering and bottling take place at the common crush pad, which supplements, and does not replace, each suite’s own production; storage, aging, optional bottling, tasting and sales take place in each suite. Each premises is planned to hold a manufacturer licence with on-site store, lounge, patio and special event endorsements, pursued through a developer-led licensing program. Licences and endorsements are not conveyed by lease: transfer to an incoming operator requires a separate application to, and approval by, the Liquor and Cannabis Regulation Branch, including its corporate disclosure, ownership, personal history, suitability and valid-interest requirements. These terms will be set out in full in a letter of intent and lease. Plan and renderings are artistic concepts and subject to change.
Become a founding wine grower
Founding suites are offered in conversation, not by listing. Founding growers choose their suite first, lead the launch marketing and help shape Village programming. Tell us who you are and what you pour, and we'll be in touch.
